Check-in is after 4:00 PM and check-out is before 10:00 AM. Early check-in and late check-out are subject to availability and must be requested and approved in advance. Unauthorized late check-outs may be subject to an additional fee.
The property may not exceed the maximum number of guests listed in the booking confirmation. Unauthorized guests are strictly not permitted. Violation of this policy may result in immediate termination of the reservation without refund.
No smoking inside any property. Smoking is only permitted outside in designated areas.
No parties, events, or large gatherings are permitted at any property.
Quiet hours are observed after 10:00 PM. Excessive noise that disturbs neighbors is not tolerated.
Pets are not allowed unless explicitly approved in writing by Sunshine Nest Rentals prior to the booking confirmation.
Guests are expected to leave the property in the same condition as found. Excessive mess or disorder may result in additional cleaning charges.
We offer a Flexible cancellation policy. Cancellations made at least 24 hours before check-in will receive a full refund.
Cancellations made less than 24 hours before check-in are non-refundable.

Guests are fully responsible for any damage to the property, furniture, fixtures, or appliances caused during their stay. The cost of repairs or replacements will be charged to the payment method on file.
Sunshine Nest Rentals is not liable for any loss of personal belongings, injury, or accident occurring on the premises during the guest's stay.
Properties may be equipped with exterior security cameras for guest and property safety. No cameras are located inside any property. Guest privacy inside the property is fully respected.
Any modification to the booking dates or guest count must be requested in advance and is subject to availability and approval. Additional charges may apply.
These Terms & Conditions are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Miami-Dade County, Florida.
